Australian Home Prices Show Rare Decline Amid High Mortgage Rates

Australian home prices have seen their first monthly decline in nearly two years this December, as high mortgage rates have stretched affordability, leading to more sellers entering the market. This insight comes from a Reuters report which highlights how the shift in the market dynamics is influencing property values across the nation.

According to figures from property consultant CoreLogic, released on Thursday, prices dipped 0.1% nationwide in December and fell 0.2% in major capitals. In Sydney, prices slipped by 0.6%, while Melbourne experienced a 0.7% decline. Conversely, cities like Brisbane, Perth, and Adelaide continued experiencing monthly gains.

Tim Lawless, CoreLogic's research director, noted that "growth in housing values has been consistently weakening through the second half of the year," attributing this trend to affordability constraints and increased supply. Despite the recent decline, property values were still up 4.9% for 2024, adding about A$38,000 to the median value of a home, with Sydney's median price standing at A$1.2 million ($745,680.00).

The value of land and housing held by households increased by A$851 billion over the year to September, reaching a notional A$11.3 trillion, based on data from Australia's government statistician. The market's resilience over the past couple of years has been surprising to policymakers since interest rates hit a 12-year high of 4.35% late in 2023.

The Reserve Bank of Australia (RBA) has opened the possibility for a rate cut as soon as February, but market forecasts suggest only a modest reduction to around 3.60% by 2025. Lawless remarked that "it will take a lot more than three or four rate cuts to get interest rates back to the pre-pandemic decade average of 2.55%." Consequently, a renewed phase of strong value growth is not anticipated.

A Reuters poll in November predicted home prices would rise about 5% in both 2025 and 2026, propelled by strong population growth and a shortage of new supply.
