AustralianSuper Expands into European Warehouse Market

AustralianSuper, Australia's largest superannuation fund, has made a significant foray into the European real estate market by acquiring a substantial stake in a portfolio of European warehouses. According to a Bloomberg report, the fund has purchased a 50% stake in an EUR840 million ($860 million) portfolio managed by Oxford Properties, the real estate arm of the Ontario Municipal Employees Retirement System. This move reflects a growing trend among global pension and sovereign wealth funds to invest in logistics and warehousing sectors in Europe, driven by the increasing demand for urban logistics and distribution facilities.

The portfolio, which comprises 76 properties across countries including the UK, Denmark, France, Germany, the Netherlands, and Spain, covers approximately 730,000 square meters (7.9 million square feet) and boasts a 90% occupancy rate. Data from the IndexBox platform indicates that the demand for warehouse space in these regions has been bolstered by rising online consumption patterns and the strategic realignment of global supply chains post-pandemic.

AustralianSuper has already invested around EUR6 billion in European real estate, primarily through office and residential projects in London. However, this acquisition marks its first major involvement in the European warehouse sector, a segment where it has seen significant success domestically. Paul Clark, AustralianSuper's head of European Real Assets, emphasized the compelling opportunities within the urban logistics and distribution markets, suggesting a clear strategic focus on scaling their investments in this area.

The transaction, which also includes acquiring a stake in the portfolio's manager, M7 Real Estate, is expected to finalize by the end of the first quarter, pending regulatory approvals. Future plans for the venture include aggressive expansion, aiming for a portfolio valuation of approximately EUR4.5 billion within five years, indicating a strong confidence in the continued growth potential of the European warehouse market.
