Billionaire Sajwani Eyes Expansion in US Data Centers with $20 Billion Investment Plan

Dubai-based property tycoon Hussain Sajwani is spearheading a major investment initiative in US data centers, pledging $20 billion into the sector. According to the source, the Damac Group boss will rely substantially on bank financing, providing only about 30% of the investment from Damac's balance sheet. "This is an asset-based business. With infrastructure, normally you borrow 60% to 70% from banks or financial institutions," Sajwani stated, affirming that Damac Properties would put forward between $5-$6 billion in equity.

Damac's diversification into data centers isn't entirely new, as the company has already committed around $3 billion towards building data centers across Southeast Asia. This move comes as part of a wider strategy to capitalize on the booming demand for AI and cloud services in that region. Furthermore, Sajwani's investments extend into high-profile technology companies such as SpaceX, xAI, and OpenAI, collectively worth over $2 billion in private equity engagements.

US Expansion and Strategic Alignments

The $20 billion venture will see data centers being established from Arizona to Ohio, with announcements on land acquisitions expected later this year. Currently, Damac operates data centers in over 10 countries, primarily in Asia and Europe. In line with this expansion, Sajwani has highlighted the significance of favorable government policies to encourage foreign investments, expressing optimism about current conditions in the US.

The alliance with President-elect Donald Trump underscores a long-standing business relationship, with previous collaborations including a luxury golf course in Dubai. Meanwhile, Damac's robust performance, recording $2 billion in revenue for 2023 and maintaining healthy EBITDA margins of around 40%, provides leverage for these ambitious undertakings.
