Brookfield Plans Sale of Spanish Student Housing Arm Livensa Living

Brookfield Asset Management is putting its Spanish student housing business, Livensa Living, up for sale, according to sources familiar with the matter. Bloomberg reports that Morgan Stanley and Eastdil Secured LLC have been appointed as advisors for the sale, which is expected to draw bids around EUR1.3 billion ($1.3 billion).

The student housing sector has been a rare favorable segment within commercial real estate, largely unaffected by the downside pressures of escalating interest rates since 2022. This sector's resilience is attributed to strong demand from international students coupled with a limited supply, which has, in turn, driven up rental prices despite increased borrowing costs.

Brookfield has been an influential player in the European student housing market, initially investing in the UK's Student Roost in 2016 before expanding into the Iberian market with Livensa in 2019 through its $15 billion Strategic Real Estate Partners III fund. Currently, Brookfield manages over 30,000 student beds across continental Europe.

Since acquiring Livensa, Brookfield has expanded its portfolio from five properties in 2019 to 22 properties now, with additional developments underway. The current and forthcoming assets represent 9,000 beds, with 10 additional projects in the planning stages. According to data from the IndexBox platform, the student accommodation market in Europe is poised for growth, supported by increasing international student demographics and a corresponding need for quality housing solutions.
