China's Real Estate Market Faces Ongoing Decline in 2025

According to the China Index Academy, the average price per square meter for existing residential properties fell by over 7% compared to the same period last year. The data from IndexBox further corroborates these figures, showing a downturn in the real estate sector that poses risks to the broader economic outlook. Despite government efforts, including consumer subsidies and increased financing for state-owned enterprises aimed at stimulating the market, the effects have yet to yield significant improvements.

The slump in property sales is also stark among the top 100 real-estate developers, who saw a nearly 17% decrease in January when compared to last year. This downturn in the housing sector, which once accounted for about a quarter of China's economic output at its peak in 2021, continues to be a substantial concern for investors and policymakers. Analysts, as reported by Reuters, anticipate further declines in both property sales and prices throughout the year, albeit at a slower rate than observed in 2024.
