In an impressive display of investment enthusiasm, mainland Chinese buyers have emerged as the foremost foreign investors in Australian residential real estate for the financial year concluding in June. According to a report by South China Morning Post, this trend has been particularly pronounced in the purchase of higher-end properties.

Data from the IndexBox platform corroborates this significant uptick, revealing a robust 20% increase in inquiries from Chinese buyers during the recent Lunar New Year period alone. Leading this trend, Plus Agency in Sydney reported securing 12 property deposits within just five days, indicating strong potential for Chinese investment to surpass last year's numbers.

Peter Li, the general manager of Plus Agency, highlighted a pivotal shift in investment patterns, noting that buyers are now targeting properties priced above A$1 million (US$627,000). This marks a notable jump from previous budgets, with some families, such as a wealthy Chinese household, opting for homes as costly as A$5 million in desirable locations like Chatswood, a suburb conveniently located near Sydney's central business district.

Li remarked that such investments underscore a trend towards acquiring more luxurious dwellings, as evidenced by clients revising their budget upwards from A$3.5 million for a duplex house to securing a more expansive residence at a higher price point. This buying spree underscores a warming international interest and foreshadows a potentially lucrative year for the Australian real estate market, fuelled by demand from Chinese investors.
