Hong Kong's Mortgage Market Faces Decline Amid Geopolitical and Interest Rate Challenges

Hong Kong's Mortgage Market Witnesses a Significant Dip Amidst Geopolitical Strains and Interest Rate Pressures

Hong Kong's mortgage applications experienced a significant decline, reducing by over a fifth in December, as reported by the city's de facto central bank. According to the Hong Kong Monetary Authority (HKMA), there was a 21.1% shrink in mortgage applications from November, totaling 6,306 applications. This marks the first monthly drop since a 15.9% decrease observed in September.

Various factors, including the persistent alignment of Hong Kong's benchmark interest rate with US monetary policy since 1983, have contributed to the high rates. The potential return of President Donald Trump to the White House could further introduce tariffs and protectionist policies, potentially fueling inflation, thereby influencing these rates to remain elevated longer.

According to Martin Wong, Knight Frank's Greater China senior director and head of research, "Interest rates remain the most important factor in affecting the property market this year." Despite a reduction in borrowing rates after a series of 11 hikes between March 2022 and July 2023 reaching a 23-year high, the market witnessed a promising decline in rates starting September 2024, with additional cuts following in October and December.

Banks are adapting to these changes by accelerating their mortgage approval processes. In December alone, 5,342 applications amounting to HK$25.53 billion (US$3.28 billion) were cleared, reflecting a 2.6% year-over-year increase and a 5.4% rise compared with November figures, as highlighted by data from the IndexBox platform.
