Housing Cost Disparities Across Europe: Unveiling Stark Regional Differences

Data from the OECD's "Regions and Cities at a Glance 2024" report highlight both alarming and enlightening trends regarding housing expenses in Europe. In the UK, households on average allocate 16.1% of their disposable income toward housing. However, this figure drastically peaks at 24.4% in Greater London, a staggering 51% higher than the national average, while the North enjoys significantly lower costs at 8.7%.

Similar disparities prevail across multiple European nations. In Italy, for example, residents in Campania allocate 31.2% of their income on housing, compared to 17.1% in Marché, a 14.1 percentage point gap. Spain witnesses its highest housing cost burden in the Balearic Islands at 30.4%, while Galicia sits at 20.3%, marking a 50% regional cost increase.

This trend is not unique to mainland Europe. In Switzerland, Lake Geneva emerges as the costliest region with households dedicating 36.3% of their income for housing, underscoring Switzerland's national average as the highest among the analyzed countries.

Conversely, Sweden showcases a narrower regional gap of just 3 percentage points, with housing accounts forming 29.7% of disposable incomes.

Via these findings, the OECD underscores the pressing need to address housing affordability, particularly within urban settings. With ownership rates dipping in high-cost regions, striking disparities between rural and urban homeownership trends have emerged, posing significant challenges for policy-makers across Europe.
