
Housing Market Faces Surplus Supply and Stagnant Sales at Year-End
The housing market is closing out 2024 with an increase in supply, although the majority of listings are struggling to find buyers due to becoming stale on the market. According to a report from Redfin, active listings in November were 12.1% higher than in November 2023, marking the highest level of supply since 2020. Despite this, 54.5% of these listings had been on the market for at least 60 days without a sale, making it the highest percentage for a November since 2019.
Market activity showed a sluggish pace, with homes going under contract in an average of 43 days, the slowest pace in November since 2019. The rise in mortgage rates to over 7% in October, as indicated by Mortgage News Daily, compounded the challenges for buyers, who are also facing continuously rising home prices. These dynamics have led to the cost of owning a home, adjusted for inflation, reaching its highest level in decades, as per IndexBox data, affecting both first-time buyers and those looking to move up the property ladder.
Sellers are increasingly finding it tough to entice buyers unless their homes are competitively priced or in excellent condition. Redfin agent Meme Loggins noted, "A lot of listings on the market are either stale or uninhabitable. There's a lot of inventory, but it doesn't feel like enough." This stagnation is partially attributed to the 'seller lock-in effect', where homeowners are hesitant to forfeit their low mortgage rates.
Despite these conditions, pending home sales rose to the highest level in nearly two years in November, though this was from a significantly slow base, according to the National Association of Realtors. Buyers have adapted to the "new normal" of steady interest rates averaging above 6% over the past 24 months, said Lawrence Yun, NAR's chief economist. However, the slow pace of sales suggests continuing difficulties for the housing market as it heads into 2025.
Selma Hepp, CoreLogic's chief economist, highlighted the compounding issue of inflated housing costs, writing, "Buyers are struggling to keep pace with housing prices. This persistent increase in prices and interest rates has created a challenging environment for both first-time buyers and those looking to move up the property ladder." The situation is exacerbated for renters, who remain stuck in the rental market, facing high costs from brokers and movers.
