Kering Sells Majority Stake in Paris Luxury Properties

Kering SA has made a strategic move to sell a majority stake in three iconic luxury properties in Paris, in a deal valued at EUR837 million ($861 million). According to Bloomberg, this transaction involves French private equity firm Ardian SAS, which will hold a 60% stake, while Kering will retain 40%. The properties involved include the prestigious Hotel de Noce on Place Vendome and two buildings located on Avenue Montaigne. The arrangement is set to form a joint venture, marking a pivotal step in Kering's strategy to leverage its real estate assets amid financial pressures.

Kering, known for brands like Gucci and Yves Saint Laurent, faces challenges due to a downturn in demand, especially in China, and upcoming debt maturities. Analysts from Jefferies have indicated that the company might continue to use property transactions to address its EUR1.5 billion in maturing debts during the second and third quarters of 2025. Moreover, despite Kering's stock rising by 9% following a positive sales report by rival Richemont, the company has seen a near 40% decline over the past year, underperforming compared to competitors such as LVMH and Burberry.

As stated by Kering's CFO, Armelle Poulou, the firm's net debt was expected to stand at about EUR11 billion at the end of the previous year, excluding the current property deal. This sale is expected to conclude in the first quarter, offering Ardian's clientele access to an exclusive real estate market rich with high-street assets. Looking ahead, Kering remains focused on reviving brand momentum, particularly for Gucci, to drive share performance while strategically managing its asset portfolio.
