Luxury Property Prices Plummet in Britain's Commuter Belt

In a clear sign that the post-pandemic property boom has subsided, homeowners in Britain's home counties are reportedly having to accept offers £150,000 below their asking prices. According to a recent report, house prices in London's commuter belt for luxury properties valued at £1 million or more experienced a 9% average decline last year, underscoring the market's recalibration.

The slowdown was particularly acute in Kent, where properties sold for an average of 9.7% below the listed price, which equated to a reduction of £156,344. Homes in this county also took the longest to sell, with an average market time of 121 days. Following Kent, Berkshire properties saw a sale timeline of 106 days on average. Meanwhile, Hertfordshire homeowners faced a smaller deficit, selling £133,333 under asking price.

Market dynamics are shifting as the return to office-based work and increasing commuting costs impact buyer sentiment, as highlighted by Jamie Freeman of Haringtons UK. "While the home counties will always attract interest, the days of soaring prices are past. The current state is a more balanced market," he commented, observing the decline from the buying spree of 2021 and 2022. Notably, office occupancy returned to 60% of pre-pandemic levels last month, based on data by Remit Consulting.

Data further illustrates the evolving landscape, with over 22,000 homes listed for sale at £1 million or more in the home counties last year. Surrey alone accounted for nearly a quarter of these listings. Nigel Bishop from Recoco Property Search noted increased seller motivation, suggesting that financial incentives could drive buyers to expand their search areas, even if it means a longer commute.
