Mortgage Rates Steady Despite Stock Market Volatility

Mortgage rates showed little movement this week, maintaining their steady course despite significant fluctuations in the stock market. According to Yahoo Finance, the average 30-year mortgage rate was 6.95%, only marginally down from 6.96% the previous week.

Freddie Mac data revealed that 15-year mortgage rates also saw a slight dip, moving from 6.16% to 6.12%. This stability in mortgage rates comes even after a substantial selloff in the stock market, as investors moved away from U.S. technology stocks towards safer assets like US Treasuries. Interestingly, while Treasury yields generally influence mortgage rates, the selloff on Monday initially drove yields lower before rebounding by Wednesday, attributed to the Federal Reserve's decision to halt further interest rate cuts.

Sam Khater, Freddie Mac's chief economist, noted the ongoing challenges for homebuyers due to the combination of high rates and limited housing supply, forcing many would-be buyers to stay on the sidelines. The National Association of Realtors reported a 5.5% decrease in housing contract activity in December, with the most significant declines in high-cost regions such as the West and Northeast. This suggests the persistently high rates are impacting affordability, dampening sales in these areas.
