New World Development Expands Flat Offerings Amid Strong Demand

Hong Kong's housing market witnessed a flurry of activity as New World Development (NWD) launched the second batch of flats in its State Pavilia project. According to reports, the initial batch saw enthusiastic buyers oversubscribing the sale, prompting NWD to release an additional 55 units under appealing pricing strategies.

The latest offering includes units priced between HK$6.32 million (US$811,466) and HK$14.06 million, with sizes ranging from 351 sq ft to 621 sq ft. Notably, the average price per square foot has seen a slight increase to HK$18,998, reflecting a 2.5% rise compared to the first batch. This comes in the wake of NWD's strategic pricing efforts amidst its attempts to alleviate its significant debt burden of HK$123.7 billion.

The initial sale's pricing strategy marked an eight-year low for the Eastern district, highlighting a substantial deviation from analysts' expectations. The first batch was launched at an average of HK$18,540 per square foot, about 13% lower than the estimated accommodation value of HK$21,500.
