November Sees Surge in Housing Market Contract Activity

In November, the housing market experienced a resurgence in contract activity, signaling a potentially positive shift despite ongoing challenges. As reported by Yahoo Finance, the Pending Home Sales Index climbed by 2.2% from October, reaching its highest level since February 2023. This marks the fourth consecutive month of gains for the index, indicating a growing resilience among buyers who are adjusting to elevated mortgage rates.

Supported by data from the National Association of Realtors (NAR), the upward movement in the index—which stood at 79 compared to the 2001 baseline of 100—reflects a 6.9% year-over-year increase in pending home sales. NAR's Chief Economist Lawrence Yun noted that, "Consumers appeared to have recalibrated expectations regarding mortgage rates and are taking advantage of more available inventory."

Regional Insights

The South led the surge with a significant 5.2% increase in contract activity from the previous month, further marking an 8.5% rise from November 2023. Meanwhile, the West experienced an impressive 11.8% jump, setting the pace among regions compared to the same period last year. However, the Northeast was the only region to see a stagnation in growth during November.

Despite the promising uptick, 2024 is anticipated to be one of the slowest years for existing home sales in decades, affected by persisting high prices and mortgage rates. According to Yun, after enduring two years of mortgage rates above 6%, buyers are adapting to the current economic climate, shifting the market dynamics away from a strong sellers' market. The NAR forecasts a total of 4.5 million existing home sales in the upcoming year, with present figures showing a seasonally adjusted annual rate of 4.15 million as of November.

Pending home sales, serving as a leading indicator, illustrate the trajectory of the housing market, suggesting that buyers are no longer awaiting significant reductions in mortgage rates to make purchasing decisions.
