NWD Discounts Hong Kong Residential Units Amid Debt Crisis

In a strategic move to alleviate its substantial debt, New World Development (NWD) has announced the pricing of its latest residential project in Hong Kong at a significant discount. The embattled developer, grappling with a staggering US$16 billion in debt, has listed 88 units at an average of HK$18,540 per square foot, marking an eight-year low for the area. South China Morning Post reports the development, dubbed State Pavilia, represents a crucial effort by NWD to generate capital and reduce its financial burden.

The units, part of a 388-unit phase one at the former State Theatre site in North Point, are priced approximately 13% below the site's accommodation value of HK$21,500 per square foot. This adjustment reflects a discount strategy aimed at stimulating buyer interest in a tepid market, according to data insights from IndexBox. Among the available units are 25 one-bedroom, 62 two-bedroom, and a single three-bedroom unit, with sizes ranging from 343 sq ft to 726 sq ft and prices spanning from HK$6.05 million to HK$19.59 million.

As one of Hong Kong's most indebted developers, NWD's financial strategy is closely watched by industry analysts. The company, controlled by the Cheng family, faces a consolidated net debt hefty HK$123.7 billion as of June 2024, with a debt-to-equity ratio of 55%. It currently manages interest-bearing loans and bonds totaling HK$151.6 billion, emphasizing the urgency of its current sales initiative to bolster liquidity.
