Shanghai Property Market Braces for Oversupply in 2023

Shanghai's property market faces a challenging year ahead as a substantial influx of new homes is set to hit the market. According to a report by SCMP, some 30,000 flats from 270 projects are slated for launch, while developers are already managing an inventory of 54,000 units. This potential oversupply is creating a competitive environment for developers who are keen to move units swiftly and avoid further accumulation of unsold properties.

Real estate agents and analysts are voicing concerns over the pressure this puts on developers, especially as government incentives seem insufficient to stimulate robust new home sales. 'Most prospective buyers are cautious about the market's outlook and taking a wait-and-see approach,' said Fu Liuhao, a senior manager at the property agency Baonuo.

Last year's sales data highlights the sluggish market conditions, with 57,218 new homes sold, marking a 24% decrease compared to the previous year. Despite this drop in sales, the average price per square meter increased by 19% to 79,150 yuan (US$10,926), according to Shanghai UWin Real Estate Information Services.

With an existing inventory of 54,000 units and last year's sales pace, it could potentially take developers more than a year to clear their current stock, not accounting for the new projects set to be launched this year.
