Sunac China Reduces Borrowing Costs on Major Debt Linked to Beijing Project

Sunac China Holdings Ltd, one of the largest real estate developers in China, has successfully reduced its borrowing costs, preventing a potential penalty related to a significant debt restructuring agreement. According to the South China Morning Post, the company's borrowing costs have been reduced to 4.12% from a previous 9.6% after restructuring a 6.83 billion yuan (US$937 million) debt linked to a prime residential and commercial project in Beijing.

This strategic move comes after Sunac signed an agreement with China Credit Trust and China CITIC Financial Assets to repay the debt through its unit, Beijing Oceanwide Dongfeng Real Estate, over a four-year period ending in January 2029. Initially, a sum of 5.2 billion yuan was due in September 2023. As part of the restructuring, creditors have waived the default cost, and the overdue accrued interest has been reduced to 650 million yuan, bringing the annual interest rate on the debt down to 6.5% from 9.6%, as outlined in the documentation filed with the Hong Kong stock exchange on Monday.

The restructuring deal has also provided significant relief to China Credit Trust, which faced a financial crisis after taking on non-performing loans from property developers amidst a downturn in China's housing market. To mitigate the situation, the trust transferred some of its bad debts to China CITIC Financial Assets. Sunac expressed that this arrangement offers "a complete exit solution" for trust investors, addressing debt pressures and imparting stronger financial backing to the project.
