UK House Prices Decline for the First Time in Nine Months

UK house prices have experienced a decline for the first time in nine months, although the year overall marked a robust performance, post-pandemic. Bloomberg reports that average house prices decreased by 0.2% in December, down from their previous record high, settling at £297,166 ($372,630) as per Halifax's recent data. Despite this monthly dip, annual growth in 2024 stood at 3.3%, representing the strongest market performance since 2021.

The UK property sector, however, faces potential headwinds as elevated mortgage rates and sluggish economic growth pose challenges. IndexBox data supports this outlook, noting that sticky price pressures have led to limited rate reductions by the Bank of England, with only two cuts this year and two more forecasted by the end of 2025. Current average two-year fixed mortgage rates have slightly increased to 5.47%, following Labour's October budget, which impacted borrowing costs.

Recent analysis from Halifax highlights regional disparities, with Northern Ireland leading with 7.4% growth while Scotland lagged at 2.4%. London mirrored the national growth rate with a 3.3% rise, reaching £547,614. Despite higher borrowing costs potentially curbing price gains, a surge in housing market activity is anticipated as a tax break deadline in April approaches.

"Impending changes to Stamp Duty thresholds have also given prospective first-time buyers even greater motivation to get on the housing ladder and bring any home-buying plans forward," commented Amanda Bryden, head of mortgages at Halifax.
