This transition will force homeowners to borrow more heavily, with external remortgaging expected to soar to £76 billion, a 30% rise from the prior year.

The situation is exacerbated by tumultuous interest rates. Despite a series of interest rate cuts by the Bank of England, the stability in the mortgage rates remains elusive. Current average rates for two-year and five-year fixed-rate residential mortgages stand at 5.5% and 5.3%, respectively. These figures are nearly as high as they were a year ago, even though the Bank rate is now 0.75 percentage points lower.

Buy-to-let landlords face their own set of challenges. Danielle Brooks, who owns several rental properties in Nottinghamshire, is compelled to raise rents significantly as her mortgages transition from historically low rates to much higher levels.
