Unusual Real Estate Trends in Hong Kong's Year of the Snake

In the Year of the Snake, Hong Kong's property market is witnessing unusual commercial transactions as educational and church organizations emerge as significant buyers amid a backdrop of traditional investors opting to stay on the sidelines, analysts reveal. According to data from IndexBox, the number of commercial property transactions dropped by over 11% from 3,906 in 2023 to 3,461 in 2024, impacting the overall market dynamics. The total value of these deals also plummeted by 46% year-on-year to HK$20.1 billion.

Despite the challenging scenario, there was a distinct rise in activity from non-profit organizations. JLL reports that among transactions exceeding HK$50 million, non-profit buyers, including educational institutions and religious groups, accounted for 14.2% of acquisitions in 2024, a significant jump from 2.8% in 2023.

Noteworthy transactions include the HK$750 million acquisition by Christian church Island ECC of key floors within Kiu Fai Mansion, famous for housing the Sunbeam Theatre. Additionally, Hong Kong Metropolitan University made headlines with its purchase of the One HarbourGate East Tower for HK$2.6 billion, a transaction stemming from financial difficulties faced by previous owner Cheung Kei Group.
