U.S. Construction Spending Exceeds Expectations in December

In a surprising turn for the construction industry, spending in the U.S. rose more than anticipated during December, amidst a boost from single-family homebuilding efforts. According to a report by Reuters, the Commerce Department's Census Bureau disclosed a 0.5% increase in construction spending for December, following a revised 0.2% uptick in November.

IndexBox data support these findings, showing an overall upward trend with a 4.3% increase in year-on-year construction spending for December and a projected advance of 6.5% in 2024. Notably, private construction projects saw a significant surge, recording a 0.9% jump. This includes a 1.5% rise in residential investment, primarily driven by new single-family project expenditures, which were up by 1.0%.

However, the construction sector faces potential challenges ahead due to high mortgage rates, which reflect the rising U.S. Treasury yields. These rates have been influenced by economic resilience and concerns about the inflationary impact of trade and immigration policies under the Trump administration.

Despite these economic headwinds, the Federal Reserve commenced a policy easing cycle in September with a 100 basis point rate cut, though it paused hikes in January after having raised rates by 5.25 percentage points during 2022 and 2023 to manage inflation. Meanwhile, tariffs imposed on Canadian and Mexican goods might further pressure the housing market by escalating lumber costs, consequently affecting housing affordability.

In contrast to the robust growth in single-family home projects, investment in multi-family units saw a slight decline of 0.3% in December. Conversely, spending on home renovations experienced growth during this period. Additionally, a marginal increase of 0.1% was observed in private non-residential structures, such as office buildings and factories.

Public construction projects, however, experienced a downturn with a 0.5% decrease in December. Spending by state and local governments fell by the same margin, while federal government spending saw a marginal 0.2% decrease.
