U.S. Existing Home Sales Surge Amidst Market Challenges

Demonstrating signs of resilience, U.S. existing home sales soared to their highest level in 10 months this December. However, as noted in a recent Reuters report, future growth might be impeded by the persistent challenge of elevated mortgage rates and high home prices.

According to the National Association of Realtors, home sales experienced a 2.2% increase last month, achieving a seasonally adjusted annual rate of 4.24 million units—the most robust performance since February. Aided by job growth and increased inventory, sales surged by an impressive 9.3% on a year-on-year basis, the biggest jump observed since June 2021.

Market Insights and Predictions

Despite the December gains, last year witnessed the sale of only 4.06 million previously owned homes, marking the smallest annual sales figure since 1995. Lawrence Yun, the chief economist at NAR, highlighted that while the market showed a solid recovery towards the year-end, high mortgage rates continue to pose significant challenges.

In alignment with this sentiment, a forecast from mortgage finance agency Fannie Mae projects a subdued pace for existing home sales throughout the first half of the year. Fannie Mae predicts that the popular 30-year fixed-rate mortgage will average around 6.7% in the first quarter, slightly reducing to 6.6% by the second quarter.

Inventory and Pricing Dynamics

The housing inventory observed a significant 13.5% decline in December with 1.15 million units available. However, supply saw a year-on-year increase of 16.2%. As per data from the IndexBox platform, the median existing home price escalated by 6.0% year over year, reaching $404,400 in December. Projections suggest that the median price will hit an unprecedented peak of $407,500 in 2024.

At the current sales pace for December, it would take approximately 3.3 months to deplete the existing homes inventory, a slight increase from 3.1 months in the previous year. Analysts and realtors consistently stress the necessity of a four-to-seven-month housing supply to maintain a balanced market.

Buyer Trends and Financial Transactions

Statistics revealed that properties remained on the market for an average of 35 days in December, compared to 29 days a year earlier. Meanwhile, first-time buyers made up 31% of the sales, a minor increase from 29% last year, though far from the 40% share thought essential for a thriving housing market.

In terms of financial dynamics, all-cash sales accounted for 28% of transactions, slightly down from 29% previously. Distressed sales, including foreclosures, maintained a consistent presence, comprising only 2% of transactions for two consecutive years. Industry experts continue to monitor these trends vigilantly as the housing sector navigates its recovery path amid ongoing economic pressures.
