U.S. Mortgage Rates Climb to Highest Since Mid-July

The U.S. mortgage market experiences another week of climbing rates as the average 30-year mortgage rate reaches its highest point since mid-July. According to a report by Yahoo Finance, the rate has risen to 6.85% from last week's 6.72%, marking a significant increase for the third consecutive week. This trend reflects the recent surge in bond yields that generally guide the pricing of home loans.

IndexBox data indicates that this upward trend in mortgage rates is impacting homeownership accessibility across the U.S. Despite a slight rise in sales of previously owned homes in November, the housing market remains troubled and is poised for its most challenging year since 1995. The latest rate figures find the average 30-year mortgage climbing to levels not seen since July 11, with a 2-year low observed in September at 6.08% and a high of 7.22% reached in May.

Economists predict that the average rate on a 30-year mortgage will likely stay above 6% through next year, with some forecasts suggesting it could reach as high as 6.8%. The borrowing costs for 15-year fixed-rate mortgages have also climbed, now averaging 6%, a rise from 5.92% the previous week. This rate was nearly on par with the 5.93% average seen a year ago.

The trajectory of mortgage rates is influenced by several factors, including fluctuations in the yield on U.S. 10-year Treasury bonds. Recent Federal Reserve indications of fewer rate cuts than previously forecast have driven bond yields higher, contributing to the current mortgage rate increases. As of the latest report, Treasury yields have surged to 4.61%, up from below 3.7% just a couple of months ago.
