U.S. Mortgage Rates Reach Eight-Month High, Impacting Housing Market Dynamics

The average rate on a 30-year mortgage in the United States has climbed to just above 7%, marking the highest level seen in eight months. According to Freddie Mac, the rate increased to 7.04% from last week's 6.93%, continuing a five-week upward trend. A year ago, the rate was notably lower at 6.6%.

The rise in borrowing costs extends to 15-year fixed-rate mortgages, frequently chosen by homeowners looking to refinance. This week, the average rate is 6.27%, up from 6.14% last week, compared to 5.76% a year ago. The increase in mortgage rates is closely linked to rising bond yields, particularly the U.S. 10-year Treasury yield, which has grown from 3.62% in mid-September to 4.61% as of midday Thursday.
