US Pending Home Sales Decline in December

In a notable market shift, contracts to purchase previously owned homes in the United States experienced a decline in December, ending a four-month period of growth. This trend, reported by Reuters, is attributed to escalating mortgage interest rates that have affected affordability, particularly in high-cost regions like the Northeast and the West. The National Association of Realtors (NAR) announced a 5.5% decrease in its Pending Home Sales Index, bringing it to 74.2 from a revised 78.5 in November. This dip is contrary to the expectations of economists surveyed by Reuters, who had anticipated no changes following November's 1.6% rise.

Year-over-year, pending home sales were down by 5.0%. Every region across the United States saw a contraction in contract signings on both a monthly and annual basis, with the Northeast facing a drastic 8.1% reduction and the West experiencing a 10.3% decrease.

Lawrence Yun, the NAR's chief economist, reflected on the situation stating, "After four straight months of gains in contract signings, one step back is not welcome news, but it is not entirely surprising."

The increase in 30-year-fixed-rate mortgages, surpassing 7% as noted by the Mortgage Bankers Association, has effectively offset prior interest rate cuts enacted by the Federal Reserve since September. This rise has coincided with upward movements of the 10-year U.S. Treasury note, as the bond market responds to inflationary pressures possibly induced by policies like tariffs, tax reductions, and immigration strictures.
