Prefabricated Buildings Market Size in ASEAN

The ASEAN prefabricated buildings market dropped to $X in 2022, falling by -6.1% against the previous year. The total consumption indicated a prominent expansion from 2012 to 2022: its value increased at an average annual rate of +5.3% over the last decade. The trend pattern, however, indicated some noticeable fluctuations being recorded throughout the analyzed period. Based on 2022 figures, consumption increased by +6.4% against 2020 indices. Over the period under review, the market hit record highs at $X in 2019; however, from 2020 to 2022, consumption failed to regain momentum.

Prefabricated Buildings Production in ASEAN

In value terms, prefabricated buildings production reduced to $X in 2022 estimated in export price. The total production indicated a buoyant expansion from 2012 to 2022: its value increased at an average annual rate of +5.0% over the last decade. The trend pattern, however, indicated some noticeable fluctuations being recorded throughout the analyzed period. Based on 2022 figures, production increased by +7.3% against 2020 indices. The most prominent rate of growth was recorded in 2015 with an increase of 33% against the previous year. Over the period under review, production attained the maximum level at $X in 2019; however, from 2020 to 2022, production failed to regain momentum.

Prefabricated Buildings Exports

Exports in ASEAN

After five years of growth, overseas shipments of prefabricated buildings decreased by -28.8% to X units in 2022. In general, exports recorded a relatively flat trend pattern. The pace of growth appeared the most rapid in 2013 when exports increased by 301% against the previous year. As a result, the exports reached the peak of X units. From 2014 to 2022, the growth of the exports failed to regain momentum.

In value terms, prefabricated buildings exports expanded notably to $X in 2022. Over the period under review, exports, however, saw a mild increase. The most prominent rate of growth was recorded in 2013 when exports increased by 338% against the previous year. As a result, the exports reached the peak of $X. From 2014 to 2022, the growth of the exports remained at a lower figure.

Exports by Country

Vietnam represented the largest exporting country with an export of about X units, which amounted to 64% of total exports. Malaysia (X units) ranks second in terms of the total exports with a 19% share, followed by the Philippines (6.8%). Singapore (X units), Thailand (X units) and Indonesia (X units) followed a long way behind the leaders.

From 2012 to 2022, average annual rates of growth with regard to prefabricated buildings exports from Vietnam stood at +9.1%. At the same time, the Philippines (+22.1%) displayed positive paces of growth. Moreover, the Philippines emerged as the fastest-growing exporter exported in ASEAN, with a CAGR of +22.1% from 2012-2022. By contrast, Malaysia (-2.0%), Singapore (-10.7%), Indonesia (-18.3%) and Thailand (-21.7%) illustrated a downward trend over the same period. While the share of Vietnam (+39 p.p.) and the Philippines (+5.9 p.p.) increased significantly in terms of the total exports from 2012-2022, the share of Malaysia (-2.7 p.p.), Singapore (-7.2 p.p.), Indonesia (-13.3 p.p.) and Thailand (-23.2 p.p.) displayed negative dynamics.

In value terms, Vietnam ($X) remains the largest prefabricated buildings supplier in ASEAN, comprising 61% of total exports. The second position in the ranking was taken by Malaysia ($X), with a 20% share of total exports. It was followed by the Philippines, with an 8.1% share.

In Vietnam, prefabricated buildings exports expanded at an average annual rate of +12.5% over the period from 2012-2022. In the other countries, the average annual rates were as follows: Malaysia (+0.4% per year) and the Philippines (+16.5% per year).

Export Prices by Country

The export price in ASEAN stood at $X per unit in 2022, increasing by 49% against the previous year. Export price indicated notable growth from 2012 to 2022: its price increased at an average annual rate of +2.2% over the last decade. The trend pattern, however, indicated some noticeable fluctuations being recorded throughout the analyzed period. As a result, the export price reached the peak level and is likely to continue growth in the immediate term.

Prices varied noticeably by country of origin: amid the top suppliers, the country with the highest price was Thailand ($X per unit), while Indonesia ($X per unit) was amongst the lowest.

From 2012 to 2022, the most notable rate of growth in terms of prices was attained by Indonesia (+6.6%), while the other leaders experienced more modest paces of growth.

Prefabricated Buildings Imports

Imports in ASEAN

After three years of growth, purchases abroad of prefabricated buildings decreased by -9.5% to X units in 2022. Over the period under review, imports, however, showed a resilient expansion. The growth pace was the most rapid in 2016 with an increase of 83%. The volume of import peaked at X units in 2021, and then shrank in the following year.

In value terms, prefabricated buildings imports skyrocketed to $X in 2022. In general, imports, however, showed a strong expansion. The most prominent rate of growth was recorded in 2016 with an increase of 39% against the previous year. Over the period under review, imports hit record highs in 2022 and are likely to see steady growth in years to come.

Imports by Country

Indonesia dominates imports structure, accounting for X units, which was approx. 70% of total imports in 2022. It was distantly followed by Thailand (X units), the Philippines (X units) and Singapore (X units), together achieving a 20% share of total imports. The following importers - Malaysia (X units), Cambodia (X units) and Vietnam (X units) - together made up 7.8% of total imports.

Indonesia was also the fastest-growing in terms of the prefabricated buildings imports, with a CAGR of +27.7% from 2012 to 2022. At the same time, Malaysia (+9.6%), Cambodia (+3.7%), Thailand (+3.4%) and the Philippines (+3.1%) displayed positive paces of growth. By contrast, Vietnam (-1.2%) and Singapore (-11.8%) illustrated a downward trend over the same period. Indonesia (+56 p.p.) significantly strengthened its position in terms of the total imports, while Cambodia, Vietnam, the Philippines, Thailand and Singapore saw its share reduced by -1.8%, -2.6%, -4.8%, -5.3% and -32.2% from 2012 to 2022, respectively. The shares of the other countries remained relatively stable throughout the analyzed period.

In value terms, Indonesia ($X) constitutes the largest market for imported prefabricated buildings in ASEAN, comprising 65% of total imports. The second position in the ranking was taken by the Philippines ($X), with an 11% share of total imports. It was followed by Thailand, with an 8.7% share.

In Indonesia, prefabricated buildings imports expanded at an average annual rate of +27.4% over the period from 2012-2022. In the other countries, the average annual rates were as follows: the Philippines (+15.7% per year) and Thailand (+3.6% per year).

Import Prices by Country

The import price in ASEAN stood at $X per unit in 2022, picking up by 39% against the previous year. Over the period under review, the import price, however, saw a relatively flat trend pattern. The level of import peaked at $X per unit in 2012; however, from 2013 to 2022, import prices stood at a somewhat lower figure.

There were significant differences in the average prices amongst the major importing countries. In 2022, amid the top importers, the country with the highest price was the Philippines ($X per unit), while Singapore ($X per unit) was amongst the lowest.
